Basic vs Structured Damp Survey: What's the Difference?
Not all damp assessments are equal. Understand why a structured survey delivers better outcomes than a basic survey — and why it matters for your property.
The Problem with Basic Damp Surveys
Many "damp surveys" offered in the UK are carried out by companies that also provide remedial treatments. This creates an inherent conflict of interest — the surveyor benefits financially from recommending works, whether or not they are necessary.
Basic surveys often rely on a single moisture meter reading and a visual assessment, leading to surface-level conclusions. Rising damp is frequently over-diagnosed, while the true causes — condensation, penetrating moisture, or building defects — go unidentified.
How a Structured Survey Differs
| Aspect | Basic Survey | Structured Survey |
|---|---|---|
| Independence | Often linked to treatment companies | Fully independent — no remedial ties |
| Instrumentation | Single moisture meter | Protimeter, hygrometer, FLIR thermal imaging |
| Methodology | Visual + basic readings | Structured protocol: environmental, fabric, ventilation |
| Root Cause | Often assumed (e.g. 'rising damp') | Evidence-based diagnosis |
| Report Quality | Brief summary or quote | Structured report with risk levels and actions |
| Compliance | Not designed for compliance | Aligned with HHSRS and Awaab's Law |
| Conflict of Interest | Surveyor may sell treatments | No remedial works offered |
Why It Matters
Choosing the right type of assessment directly impacts the quality of the diagnosis, the appropriateness of the recommended remedial actions, and — for housing providers — compliance with housing regulations including Awaab's Law.
A structured survey provides defensible documentation, evidence-based findings, and clear, prioritised recommendations. A basic survey often does not.
