Signs of Rising Damp: How to Spot It Early
What Is Rising Damp?
Rising damp occurs when groundwater travels upwards through porous masonry by capillary action. It typically affects the lower sections of walls, usually up to around one metre from ground level — though in severe cases it can reach higher.
Unlike condensation or penetrating damp, rising damp is caused by the failure or absence of a damp-proof course (DPC). It's one of the most commonly misdiagnosed damp problems in the UK, which is why an independent survey is essential.
Key Signs to Look For
1. Tide Marks on Walls
One of the most recognisable signs is a visible "tide mark" — a horizontal band of staining or discolouration on internal walls, usually between 300mm and 1200mm above floor level. This line indicates the maximum height the moisture has reached.
2. Damp or Wet Patches
Persistent damp patches on the lower section of walls, particularly on ground-floor rooms, are a strong indicator. These patches may feel cold and clammy to the touch.
3. Peeling Wallpaper and Blistering Paint
As moisture travels through the wall, it pushes decorations away from the surface. Wallpaper may bubble, lift, or peel at the base of walls. Paint may blister or flake.
4. Salt Deposits (Efflorescence)
As water evaporates from the wall surface, it leaves behind white, powdery salt deposits known as efflorescence. These salts are carried from the ground through the masonry and are a classic sign of rising damp.
5. Damaged Skirting Boards
Timber skirting boards in contact with damp walls can warp, rot, or develop mould growth on the back face. If your skirting boards feel soft or show signs of decay, rising damp could be the cause.
6. Musty Smell
A persistent, musty odour — particularly in ground-floor rooms — often accompanies rising damp. This smell is caused by moisture trapped within the wall and any associated mould growth.
What to Do If You Suspect Rising Damp
If you've noticed any of these signs, it's important to get a professional, independent damp survey. Many treatment companies offer "free surveys" but may have a financial incentive to recommend unnecessary chemical injection treatments.
